This 10-minute routine works whether you’re arriving yourself or turning over an investment property from afar.

1. Tech & Access

  • Check Wi-Fi name and password – Make sure it’s correct in your welcome guide.

  • Confirm smart lock code or key location – No one wants to arrive to a lockout.

  • Test main lights and remotes – Especially living room, primary bedroom, and TVs.

Keep Wi-Fi and entry details in one visible spot—inside a frame or on the fridge.

2. Beds & Baths

  • Count sheets and towels – One full set per guest, plus one extra.

  • Layer the bed simply – Fitted sheet, flat sheet, light blanket or quilt, and two pillows per person.

  • Set out basics in each bathroom:

    • Hand soap

    • 2 rolls of toilet paper

    • 1 spare towel per guest

3. Kitchen Essentials

  • Confirm the basics are stocked:

    • Coffee setup (maker, pods or filters, sugar/creamer)

    • Dish soap and new sponge

    • Trash bags

    • Paper towels or dish towels

  • Clear counters so the space feels open and usable.

4. Comfort & Safety

  • Adjust thermostat to a comfortable arrival temperature.

  • Check smoke detectors and visible fire extinguisher.

  • Make sure exterior lights by entries are working.

5. Final 60-Second Reset

Before you walk out (or before cleaners leave):

  • Fluff living room pillows

  • Straighten dining chairs

  • Empty visible trash

  • Open blinds slightly for a bright, welcoming first impression
